Welcome

Sitting halfway through the city centre and the railway station, it merges the comfort of a non busy area with the connections of the heart of the city!
Just a little walk and there we get to University Departments (Languages and Literatures, Economy, Tourism and communications just to tell a few)

The following is just to understand the position of the rooms. the grey circles are the doors, while the grey tiles are the balconies (the kitchen one looks upon an inner courtyard)

Third floor (out of four) with elevator

Entering from the Hall there are
– Two wide and big rooms,
– one smaller room,
– one restroom,
– one kitchen with 6 people table
– one storage room.

All rooms feature a full size window, and both the Kitchen and one of the bigger rooms have a balcony

Water and Electric systems have both been renewed, all windows are equipped with insulation glass and bugscreen

For monthly fee take a look at availability page where you can find the price for rent fee plus utility expenses EXCLUDING electric power supply and gas supply (for cooking and heat). In this way you can have a better view of real monthly expense.

Internet connection on optical fiber FTTH included and speed over 500 Mbps!

The entrance

Ride the Elevator to the third floor, or climb up the stairs if you please, and there you reach the Front door, equipped with encrypted pin lock

Here we go: just by opening the Door here we see the Little Room just ahead

The whole Hall comes into view just by turning the head leftside, and there we  see the doors leading to the Kitched and the Restroom

And here’s a view from the Kitchen

The wardrobe

A storage room that might look small, yet its the perfect place to store cleaning products, the ladder, and all the things
that don’t fit anywhere else, but without them we wouldn’t know what to do 🙂

The kitchen

The kitchen is equipped with all furniture, including a six person table, a stove, a fridge, and, to save space in the
bathroom, even the washing machine! and it’s still a wide and comfortable room to walk in!

the window is a door window looking above a inner courtyard, and opens on a tiny balcony wide enough to fit a drying rack
(the upper floor’s balcony will provide a moderate shield against light rain) and it is equipped with insulating glass, bug screen, and two modes for opening: door opening and tilted opening

The heater is at the corner of the room to save space, and takes care both of the heating and the hot water

don’t be fooled by the perspective: the table is bigger than it looks, but we were cleaning the house so we had to
move it near the walls

NOTE: this balcony allows to check heating gas usage, so the bills are on “real use” and not “on average”

The bathroom

Equipped with all services, including a bidet and a bathtube with curtains, it also features a wide mirror with
two storage doors at its sides

Maximum control of the temperature and the lowest waste of water thanks to lever-faucets

The window, equipped with insulating glass and bug screen, looks upon the inner courtyard

Room with window
The “Room with Window” is one of the two bigger rooms, and features a two door window facing West, which means lots of light even at Dusk. Insulating glass, bugscreen and a double opening mode (standard and tilted  opening) are just some of its features. A room for one featuring a queen size bed, useful both for a parent visiting, or a friend coming to stay the night (not more than two nights, As By Contract). And there is more: a Plus Size wardrobe, and a cozy bookshelf (thanks to the large size of the wardrobe, some of it can become a bookshelf if needed) and, of course, the desk (chair included! jk). Bed can be placed both with head towards the wall or the door

Here are a few pictures of how our guest Franceska has decorated the room, and each and every picture has been hung with removable stick-up glue, so that the walls don’t suffer any damage, not even the white tint (which also means no expenses to fix it later!)

Internet connection via Optical Fibre INCLUDED!

Small Room
We like to call it “The little Room” because it is not simply a “small room”, but rather a student’s “little own world”
It features a standard size bed,  two door wardrobe and a desk, giving a sense of open space even in few square metres
the window is made of insulating glass and can be opened both as a normal window, or tilting one door, and it also
features a bug screen: the relief of a gentle spring breeze during a hard study session is priceless, so why should we
charge it with a fee payed in bugs and flies buzzing around?
a modest, high capacity wardrobe, to use the lesser space without being “small”
Room with Balcony

This is one of the Bigger Rooms, and although is rented as a single room, it features two beds (only one shown in the picture) and can be used for a Sibling or a fellow studend or friend who studied till late

Since it features two beds it can (although it is very uncommon) be rented as a double room.

The window door leads to the Balcony, which looks Northside: this means it keeps the room from too much solar heat during late spring and summertime, and the door can be opened both the normal way or the tilted way

The balcony extends beyond the wallside, off to the south western side of the building, making it an excellent spot for hanging clothes to dry
